  • Earnest Deposit: When purchasing a property, an Offer to Purchase (OTP) is signed and an earnest deposit of approximately 3% of the purchase price is paid to temporarily secure the property. After deciding on a property, the procedures are as follows:

  • Final negotiation of the offered price
  • Signing of the Offer to Purchase (OTP)
  • Appointment of a lawyer
  • Signing of the Sales and Purchase Agreement (SPA)
  • Application for state government approval
  • Payment of the remaining balance
  • Transfer of ownership

When purchasing with cash, the entire process generally takes around 3 to 4 months. If you choose to finance the purchase with a loan, the process typically takes about 6 months.

At KARO LIVING, we do not charge Japanese clients any additional fees and provide services on the same terms as local clients. Since we hold a valid real estate license, we receive commissions directly from property owners. This allows us to maintain profitability without charging clients for our services.

Additionally, although our office is part of Esprit Estate Agent, in the typical Malaysian real estate system, agents do not receive a fixed salary and therefore rarely come to the office. There are many agents, and office costs are shared among their individual sales.
